Developers: Leave Queen St alone for a while. Gerrard is Better.

Since we published our article on the new Streetcar Development called Riverside Square at 677 Queen Street East our phone lines have been flooded with calls from wannabe developers wanted to buy up buildable land here in the East End.

They’re all quite surprised when we tell them that most of the buildable land is already in the hands of developers but there are a couple of sweet spots that could use some development. If you manage to get your hands on some property along Queen Street get ready to pay top dollar for it. Profit margins are going to be very small (if any) and a rookie developer is likely to lose his/her shirt. There is still some good opportunity along Gerrard Street, East of Broadview. Remember when we told you about the new park on the Don Jail site? That’s going to bump the profile of Gerrard and Broadview and with the gaining popularity of Gerrard and Jones the gap is sure to be filled in. We were shocked at the price we got for this house we just sold on Galt. Shows that people are starting to realize that Gerrard has finally arrived.

And when Gerrard St “Pops!” don’t forget who made the call first.
