Leslieville Lofts with HUGE Terraces coming soon to Carlaw Ave.

By now some of the Leslieville community has heard of the remaining developer inventory sell off at iZone lofts on Carlaw. Hans Jain and his brother are hoping to create 9 stunning loft conversions in their existing iZone project at 326 Carlaw. I was lucky enough to be the first one through the raw spaces yesterday. These will certainly be the most unique lofts in the area if the Jains can deliver on their proposal. Even if these units look somewhat close to these renderings we’ll be impressed.
There are 9 in Total and one just sold (sorry!). Now we’re not at the public launch stage yet so you still have a chance to get your HUGE loft in Leslieville with a giant rooftop terrace. Yup, each unit has a huge roof top terrace.
Suites range from 970 – 1600sqft not including mezzanine levels and terrace spaces. Prices are $570,000-just over a million for the big suite. The monthly fees are calculated at .44/sqft. Big positive here is that since these are existing condo units that are being renovated you don’t need to worry about development charges, land levies, and other savage fees that developers pass on to buyers in a typical new development. Since the renovations are substantial, HST may come in to play but that would be included in the purchase price (or at least it better be, otherwise forget about it).
These are being retrofitted in an existing 100yr old building with original brick walls and wood beams (old Coke bottling plant). We really hope the developer delivers on his promise here. Should be a unique gem in Leslieville.
