Hyper-local is the Future.

Never in my career as a Broker have I seen such an inadequate supply of detached and semi detached houses. Buyers are literally standing out in front of houses with mounds of cash overflowing their pockets throwing them at home-owners. This is not to say that homes are selling for prices outrageously over market value but most are definitely surpassing the most recent comparables.

What does this mean to you? Well, if you’re a Buyer, it means you need to be quick on your feet and make sure your expectations are in sync with reality. If the answer is yes, get your mortgage approval (beyond a pre-approval), get your deposit money in the bank ready to be given as a deposit, and make sure your Realtor is on the ball. If you’re a first time Buyer, you MUST read this EPIC first time buyer guide we created last year. We also have one of the best search tools known to man. Drop the MLS and use ours. You can track your favourites and get more info than any MLS could give you.

We’ve recently started working with a few clients that have been in the market for a while with other Realtors and it just hasn’t worked out. Why? It has never been more important to ensure you’re working with a Broker who is an actual specialist in your neighbourhood. Sure, they won’t have any official credentials but this is where their “Street Cred” comes in to play. How involved in the community is your Realtor? Do they live there too? These hyper local experts certainly won’t be able to get you and deals in this market but what they will do is set your expectations at a reasonable level so you’re not that dope offering $5K over asking price thinking you have a chance (remember, most asking prices are irrelevant, they may as well be a dollar). You see, when there are 10 offers on a property you can automatically rule out 5 of them as people that don’t know what the hell they’re doing.
